Get Free Presentation On My Home Marketing.
Before signing a contract with any real estate agent, make sure you know EXACTLY how your home will be marketed. There is a vast range in skills, experience, and track records! A "Listing Presentation" is an industry term for the formal presentation that a real estate agent makes to prospective home sellers, trying to earn their trust and business. Don't list your home with a real estate agent without it! I would love the opportunity to make such a presentation to you. I'll visit your home, and together we will walk through it, considering the positives and negatives (if any!). You will then see exactly how I would propose to sell your home, for as much as the market will bear, and within your time frame. I will tell you where I will advertise your home, both in print and on the web. With the dramatic growth in homebuyer usage of the web, you MUST have a top real estate agent that can extensively market your home online! And you'll find out what your home is worth, too, because part of my presentation will include a CMA (Comparative Market Analysis) of your home. I'll compare your home to others like it that have recently sold, and also to others that are currently for sale. This is a very important way of determining the fair market value of your home. I make free presentations and prepare CMAs for prospective home sellers every day. I've literally done hundreds, and I know exactly what puts a big SOLD sign in your front yard. I'd love the chance to make a presentation for you. It is totally free and without any obligation. Call me! Or fill out this form and I will get back to you quickly...

Agency >Who Pays the Commission
Does it cost the homebuyer more to be represented by a buyer's agent who serves their interests exclusively? No, because the listing agent splits the sales commission, which is customarily paid by the seller of the home, with the buyer's agent. The sales commission split is usually 50-50, but the listing agent and buyer's agent will sometimes make another agreement and split the commission unequally.
There is one very unusual circumstance in which the homebuyer might pay a commission to their buyer's agent. The real estate agent might show the buyer a local "for sale by owner" (FSBO) home which the client decides to purchase. In most cases, the FSBO seller who is presented with a qualified buyer is glad to pay the buyer's agent a reduced fee of about 3 percent, or half of a normal sales commission. But the FSBO seller could stubbornly refuse to pay the buyer's agent any commission whatsoever. In that case, the buyer's agent would legitimately expect the buyer to pay the sales commission, in fair exchange for the agent finding the FSBO home and negotiating a successful transaction.

Bonnie Fagoh Awarded Centurion **
Bonnie Fagoh of Tampa Coastal Homes at Century 21 Beggins in Apollo Beach Florida has been awarded Centurion level recognition for 2009***
In a year that experts have noted as a difficult one, Bonnie has quietly gone on with what she loves and that is helping families find fantastic opportunity in this coastal community and it shows! She had her best year yet in 2009. "What I have found in 2009 is that many people are very frustrated with the "foreclosure bargains" that they have considered, only to find after many aggravating months and much frustration with the lenders that it is just not worth the wait. They miss out on some great buys waiting on short sale approval, or are outbid on a bank owned property. Of course, these distressed properties are "as is", in need of repair and neglected so they may not be the "best deal". I have helped families buy brand new homes with full warranties and close in 30 to 45 days. (Many short sales take 4 to 6 months or more and can "fall apart" right at closing). Some big national builders need to keep the scaled down workforce busy even if that means selling at a loss (under replacement cost). Several builders have bought lots at a drastically discounted price from other builders, so now thay can offer a buyer a new home at a very attractive price." "The hassle of liens and second mortgages etc... does not exist with these brand new bargains." Of course all the normal due diligence has to be performed. For example, what is the history of the neighborhood? Many of these factors cannot be determined from photos or a written description... No, in today's market as competitive as it is it pays to go with a pro that is very knowledgeable about the local area. You need to know that a realtor is serious about the profession. " I have lived in my area over 20 years and in Tampa Bay for over 44 years so the trends to me are clear, says Bonnie. Ask how was your 2009?"
